The office market is leading this transition, with 66% of Grade A office stock now green-certified, delivering higher occupancy levels and stronger tenant preference than conventional buildings.

Sustainable real estate is emerging as a core driver of long-term value in India’s property market, driven by climate imperatives, regulatory evolution, and shifting investor expectations. As buildings account for a significant share of energy use and carbon emissions, integrating ESG principles is no longer optional. Green-certified assets increasingly command rental and valuation premiums, attract institutional and REIT capital, and align more closely with global investment standards.
