India’s Green Real Estate Landscape

India’s real estate sector is rapidly integrating sustainability as climate action and capital discipline converge. With India contributing 8.1 percent of global CO₂ emissions, green-certified buildings are becoming central to long-term urban growth. The office market is leading this transition, with 66 percent of Grade A office stock now green-certified, delivering higher occupancy levels and stronger tenant preference than conventional buildings.

The financial aspect is equally strong. Green buildings command rental premiums of up to 24 percent in key markets and consistently attract institutional and REIT capital. Energy-efficient design, water management, and renewable integration reduce lifecycle operating costs while improving asset resilience. Sustainability has shifted from a differentiator to a market expectation, making green real estate a core requirement for future-ready portfolios aligned with India’s net-zero and smart urbanization objectives.
