Small and Medium Real Estate Investment Trusts (SM REITs) are SEBI-regulated investment vehicles designed to facilitate pooled investment in income-generating commercial real estate. Each SM REIT aggregates capital from a minimum of 200 investors to acquire completed assets valued between ₹50 crore and ₹500 crore. Investors participate through unit ownership, while the trust professionally manages the assets and distributes rental income to unitholders.
SM REITs have emerged amid the rapid maturation of India’s REIT market, market potential is expected to exceed USD 75 billion, supported by stronger regulatory oversight, improved disclosures, and consistent income distributions from listed REITs. Stable demand in office and logistics assets continues to underpin predictable cash flows. By extending the REIT framework to mid-sized commercial properties, SM REITs expand access beyond institutional investors while introducing exchange-based liquidity and price discovery. Collectively, these developments signal the integration of real estate into India’s mainstream capital markets through professionally managed, income-oriented investment structures.
