The Post Graduate Certificate in Management (PGCM) in Real Estate is a one-year, AICTE-approved programme for working professionals, designed to enhance managerial capability and sectoral expertise within India’s rapidly evolving real estate and urban development landscape.
Structured across three academic terms, the programme comprises 400 learning sessions delivered through a blended pedagogy, integrating rigorous on-campus instruction with high-engagement online learning. The curriculum spans the full real estate value chain, covering real estate finance, valuation, legal and regulatory frameworks (including RERA), urban governance, market analytics, and project delivery. The curriculum seamlessly weaves core management courses (e.g. branding, leadership, technology, communication) into the context of real estate.

Curriculum
The program follows a structured three-term progression, ensuring systematic development of managerial, financial, and sectoral capability across the real estate value chain.
Foundations
Term 1 establishes the conceptual, regulatory, and analytical groundwork for mastering real estate as both a business and a socio-economic system. It introduces students to the basic mechanics of real estate development, including how projects originate, how land is assembled, and how development decisions interact with Indian society and regulation. Legal and regulatory courses familiarize students with contracts, development regulation, and land acquisition frameworks, which are central to real estate practice in India. Alongside these domain-specific topics, students acquire essential managerial and analytical tools through accounting, financial markets, statistics, and real estate economics. Technical and professional capabilities are strengthened through training in spreadsheets/coding, leadership, and strategic communication, ensuring students can analyze data, communicate effectively, and function within organizations.

Term 2 emphasizes industry application, specialization, and professional readiness. Students study the financial and analytical aspects of the sector through courses in real estate valuation, finance, analytics, and capital markets, enabling them to understand project feasibility and investment structures. The curriculum also focuses on core development segments, including residential and commercial development, while addressing operational aspects such as project management and construction management. Courses on branding, negotiation, and personal positioning prepare students for client-facing and leadership roles in the industry. Emerging themes such as real estate technology, net-zero buildings, and advocacy within government systems expose students to evolving industry practices and sustainability imperatives. The third term focuses on advanced, strategic, and frontier topics that shape the long-term evolution of the real estate sector. GREMI will assess the overall cohort interest and dynamically curate a set of courses. The list of topics included are indicative. Students can delve deeper into exploring emerging investment structures such as REITs, fractional ownership, and private equity, as well as broader financial and entrepreneurial themes including infrastructure finance, investment banking, corporate governance, and entrepreneurship. Courses also address organizational and behavioral dimensions through topics such as talent management, family business dynamics, and behavioral finance. Technological and operational transformation is explored through subjects like ERP systems and digital transformation, while design and sustainability are addressed through courses on building systems, site planning, inclusive design, and urban heritage and commons. Students may also pursue directed studies and capstone projects, allowing them to apply knowledge to real-world challenges.

Eligibility & Entrance
Applicants must hold a recognised bachelor’s degree (minimum 3 years) with at least 50% marks (45% for reserved categories), following a 10+2 or equivalent pathway. Candidates with CGPA/grades will be assessed using standardised conversion norms. A valid score in CAT, XAT, CMAT, ATMA, MAT, GMAT, or CUET is required.
Selection Process
It is based on a comprehensive evaluation of a candidate’s academic track record, demonstrated aptitude, and overall profile, including co-curricular engagement and diverse experiences. Applicants will undergo a Personal Interview (PI) to assess communication, intent, and program fit.
